THE DESIGN/BUILD PROCESS THE DESIGN CONTRACT BEFORE CONSTRUCTION DURING CONSTRUCTION What if you had the ability to develop a project that fit within your budget and satisfied your wants and needs? All too often, clients come to May Construction with a finished set of architectural blueprints only to find that they cannot afford to build their project because it exceeds their budget. At May Construction, designing and building come together. This Design/Build combination allows our design and construction Team to work with you to develop a plan that will meet your expectations in every way. Beginning with the initial phone consultation, open communication allows the Team to tailor your project to best meet your remodeling objective. At May Construction it is our goal to assist clients in making educated decisions while being aware of the challenges and opportunities that may arise As each project is unique, our Team will gather important details while conducting client interviews and site visits. The early stages of design concept development will include information provided by the clients and the member of the May Construction Team. As the design process progresses your priorities, your lifestyle, and your budget will guide designers to create a plan that is customized for your individual needs. Greg May is a Universal Design Certified Remodeler (UDCR). When Aging in Place is an option for homeowners, Greg can offer remodeling ideas and suggestions that will incorporate Universal Design into the new remodeling plan. The Design/Build process at May Construction allows our team to develop an in-depth understanding of the project at every phase of remodeling. Once a preliminary design has been developed, we offer a complimentary estimate to ensure that we will meet your budgetary expectations. We will make recommendations during the design phase that may result in substantial savings during the construction phase. These savings will often offset fees spent on design services.  PRELIMINARY PROJECT REVIEW Client Interview Consultation Preliminary Estimate  DESIGN PHASE Information Gathering Client Homework Concept Development Design Development ESTIMATING PHASE Product Selection Final Estimate Proposal Signed Materials Ordering Pre-Job Walk CONSTRUCTION PHASE Project Scheduling Weekly Site Meetings Weekly Office Meetings Final Punch List Project Completion The Team at May Construction prides itself on excellent internal and external communication. Weekly office meetings keep the design and construction team on track for all active projects and allow the Team to discuss project progress and other important details. Our project manager develops a schedule for each remodel. This schedule outlines the construction phase with a week-by-week account of the work that will be performed. A project schedule will be highly dependent on the availability of selected fixtures and finish materials. Ideally, products will be selected and ordered before construction begins. The project manager will work closely with the designer to confirm the quantity and availability of all fixtures and finish materials. Client communication is enhanced when engaged in a Design/Build process. At every stage of construction, clients can rely on the expertise of the office staff, designers, and construction crew. Weekly site meetings highlight the events and decisions that will are pending. This weekly meeting between the client and Team allows all parties involved to raise any area of potential concern. Meeting minutes are composed and distributed by the construction Team following each site meeting. Our experience has shown that beginning the remodeling process with a Design/Build contract offers clients peace of mind while determining if the expense of architecture and engineering is necessary. Once the scope of the project is determined, initial design concepts can be developed by our designers and a preliminary budget can be established. As the Design/Build process moves forward we continue to work with the clients to be sure the scope and budget are in-line with their wants and needs. Our ultimate goal is to include everything the client wants and stay within their budget. At May Construction, design contracts were developed to allow our team to guide clients through the initial project planning phase through construction. Our Team will cater design services to fit your specific project needs. Designers can provide as many, or as few, design services as requested by clients. Some of the design services provided by May Construction include design concept development, space planning, kitchen and bath design, and material selection. Our team of professionals will work together to complete drawings to submit for permitting. If outside consultants are required, May Construction will coordinate this additional effort.
